This is how we propose to run the work. Every scope, cadence and approval threshold is confirmed in writing before the first visit.

    Assess

    We walk the property, or review the photos you send, and ask what is currently falling through the cracks.

    Scope

    A written scope defines the work, the cadence, the exclusions, the documentation and the threshold above which we ask before proceeding.

    Execute

    Our own crew and equipment do the work. When a job needs more machine than a maintenance visit carries, the project team takes it.

    Document

    Dated photos and a completion note go to the authorised contact, so what happened on site is on the record.

    Maintain

    Where it makes sense, the property moves onto a recurring calendar so the same problem does not come back.

The IronHaul project team handles land clearing, forestry mulching, brush cutting, gravel driveways, grading and drainage, skid steer work, demolition, storm cleanup, junk removal and hauling. IronHaul Property Services handles the recurring side: scheduled grounds care, commercial exterior maintenance, seasonal cleanup, property turnovers, and documented property checks. One call covers both.

IronHaul Property Services is a customer-facing division of IronHaul Co. LLC - not a separate company. The same legal entity contracts, invoices, and insures the work whether the job is a one-time clearing project or a year-round service calendar. IronCrest Ventures owns IronHaul Co. LLC.

For junk removal, debris removal, and storm response we can often work same-day or next-day when the schedule allows. Call (540) 717-9758 - earlier in the day means a better chance of fitting it in. We do not guarantee response times.

Yes, and we recommend it. If a property needs a tree down and the debris hauled, or a yard reset and a garage cleared, doing it in one mobilization usually costs less than calling separate companies. Tell us everything you need on the estimate call.

Recurring care is sold as one of three plans - Essential, Complete, or Managed - each with a suggested starting range. Those ranges are planning frameworks, not quotes. Final pricing follows a site walk and a written scope covering visit frequency, included time, weather policy, debris volume, documentation cadence, and the approval threshold for extra work. Pricing depends on property size, visit frequency, site conditions, travel, and materials.

Yes. Send the property address and the deadline and we will scope the work, coordinate it, and document completion with photos. Typical work includes cleanouts, curb-appeal resets, recurring listing care, vacancy checks, and turnover support. We do not pay cash referral fees.

No. A property check is a scheduled visual exterior observation with dated photos. It is not a home inspection, security service, code inspection, or guarantee against damage, theft, or deterioration. It is a practical way to catch visible issues early and route approved follow-up work.

No. We do not advertise or perform pesticide or herbicide application - including chemical weed-control programs - or fertilizer and nutrient-management programs. Those are regulated services in Virginia with their own licensing, certification, records, and insurance requirements. If a property needs them, we will say so rather than work outside our coverage.

Equipment mobilization and route density both affect pricing, so properties closer to our base generally price better. Yes. Dump trailer rental is the one rental line we still run. Everything else we do is performed by our own crew with our own equipment rather than rented out.

IronHaul Co. LLC carries general liability insurance and can provide a certificate of insurance on request, which many contractors and commercial property owners require before work begins. Services are subject to scope, availability, site conditions, insurance, and applicable licensing.
